North Bucharest Investments at SEE Property Forum & Awards 2026. Vlad Musteață joins as speaker and jury member. The company presents the Residential Project of the Year award

North Bucharest Investments (NBI), the real estate advisory and brokerage company led by Vlad Musteață, attended SEE Property Forum & Awards 2026, held on 20 October at JW Marriott Bucharest Grand Hotel. Vlad Musteață was invited to speak on the panel exploring the future of the residential market and served on the awards jury. During the gala, NBI presented the Residential Project of the Year award to The Ivy, developed by Speedwell.

The company’s participation came as the residential market undergoes a period of recalibration, shaped by changing buyer profiles, a growing focus on housing affordability and the alignment of development strategies with actual demand.

The residential market over the next five years: demand, infrastructure and affordability will make the difference

During the panel “The Next Residential Wave: What, Where & How Will We Build?”, Vlad Musteață joined representatives of leading developers and property platforms to discuss the trends set to shape the residential market in Bucharest over the next five years.

In NBI’s view, the market is moving towards a model in which development decisions will increasingly be shaped by end buyers’ needs, connectivity in residential areas, infrastructure and the balance between price and quality of living.

The company’s data points to a shift in the composition of demand in 2026, with owner-occupiers accounting for approximately 70–80% of transactions brokered by NBI. Against this backdrop, one- and two-bedroom apartments, along with individual houses, are among the most sought-after property types.

“Over the next five years, those who anticipate demand—not simply respond to it—will make the difference. Connectivity, affordability and quality of life will define the true value of residential investments,” said Vlad Musteață, CEO of North Bucharest Investments.

The discussion also explored the development potential of the București–Ilfov metropolitan area and major regional centres such as Cluj-Napoca, Iași, Brașov and Timișoara. Infrastructure expansion and access to services will continue to influence investment appeal and the pace of new development.

The panel brought together industry representatives including Antoanela Virginia Comșa (ALLTROM), Bogdan Bălașa (HILS Development), Andreea-Maria Dumitru (HAGAG EUROPE), Andreea Popa (Imobiliare.ro) and Andrei Cristian Sandu (MediaCity).
